Is GST included in the commission rate?

No. Commission rates are always quoted excluding GST in NZ. GST of 15% is added on top of the commission and any admin fees.

Can I negotiate commission?

Yes — all commissions are negotiable in NZ. Agents may offer a reduced rate if you're buying and selling with them, or if your property is high value. Always ask.

What does the marketing budget cover?

Typically: photography, Trade Me and realestate.co.nz listings, print advertising, open home signage, and sometimes social media. Marketing is usually charged separately to commission and is paid regardless of whether the property sells.

Are legal / conveyancing fees included in the commission?

No. Legal fees are separate and typically cost $1,200–$2,000 for a straightforward residential sale. This calculator uses $1,500 as an estimate.
